We found Patrick online and after one conversation realized he was not the normal realtor, and took his job very seriously. I was moving from Virginia to the Little River area and wanted a 3 bedroom with a garage. Patrick lined up 5 showings from $95k to $130k. All were Foreclosures and in need of some work. He showed all 5 in two hours and the first one he showed us was the one I liked ( he thought was the best deal he told me later) so we made an offer and got it for $116,500 with $4500.00 toward seller paying my closing costs, so we really got it for $112,500. We had an issue when the appraiser who noted there were no appliances, and the bank wanted to have us place appliances in the home prior to purchase, Patrick said absolutely , NOT ! He said we are not placing appliances in a home you don’t own so he told the bank we would place the $2200.00 (had an invoice from Lowes) in the attorneys escrow account and the bank was ok with that.
We closed on the Home and Patrick made sure that all aspects of the purchase went smoothly. After 9 months I got home sick for Virginia and decided to move back, so I called Patrick and asked him what he thought we could get and knowing the market and the improvements we had made (Harwood floors , new appliances, paint and ceiling fans,) he thought we should list for $139K. WE DID AND HE HAD UNDER CONTRACT IN THREE WEEKS for $136k, He handled all aspects of the sale for us and actually made me around $10K Profit. (After paying commissions and improvements, my son did all the labor)
I am so glad we picked Patrick over all the larger companies. He really made both the buy and the sell a very easy process. I would highly recommend him for and Real Estate transaction.
